Walk the area and the routes you expect to use. For a strata home, investigate the corporation as well as the suite; for a detached home, review the parcel and maintenance history.

Make the comparison property-specific

Compare ownership type, condition, floor plan, parking and storage rights, access, and the relevant documents. Ask which nearby sales are useful evidence and which differences make others less relevant. A broad neighbourhood average cannot replace that work.

Take these questions to the viewing
